2011 Annual Meeting Summary



The annual meeting of Westbury Manor residents was held March 5, 2011 at 3:00. Officer Steve Borawski from the Chesterfield Police Department's COPS division updated the group about notable crimes in the community in 2010. Most notable, a car larceny on High Valley and an attempted burglary on High Valley. He reminded residents to lock the door between their garage and home and to keep vehicles locked. It was noted that cars cannot be parked on the street for 24 consecutive hours and that cars should be off the street during snow storms. If a car is on a snow route, it can be towed if it is not removed after the first attempt to have the owner remove it. A home owner suggested a 4-way stop be installed at High Valley and Glen Cove.
Ian Fagala, owner of Essential Fitness, introduced himself and his business to the community. It is located in the Four Seasons center and they offer personal training and group weight loss challenges.
President Ellie Kessler announced that she was stepping down as Trustee President. Her new role will be President Emeritus.
Ted Gottlieb, Trustee and Real Estate Broker, gave a summary of the real estate market in general and Westbury Manor in specific. Westbury is keep pace with surrounding communities.
It was mentioned that efforts continue to insure that boats, trailers and RV's are not visibly stored on Westbury properties. While the indentures are being reviewed, the topic of sheds, trampolines, forts and play sets are being discussed.
Don Boekemier counted trustee election ballets. All nominees, Corey Wallis, Tim McIntyre, Dana Pannett, and Ted Gottlieb were elected for 2 year terms. Ann Book was introduced as a trustee appointed to serve the remaining year of Laura Ryterski's term. Laura chose to step down as trustee in charge of the pool.

Westbury Manor subdivision indentures have been undergoing revisions by the board of trustees for several months. We have received legal guidance from an attorney familiar with the way neighborhood associations work in hopes to have indentures that are well worded and beneficial to the neighborhood as a whole. The indentures are being renewed for a number of reasons, including clarification of several areas and provision of stronger wording to discourage tear downs.

We would like to invite any and all WM residents to join the discussion at the April 21st board meeting held at the community center at 7:30 PM. This is your opportunity to review the newly drafted indentures. If you cannot make the meeting, but would still like to be on the Indentures Revision Committee, please contact one of the trustees.

Once these indentures are finalized they will be presented to the entire neighborhood for approval. The current indentures require that all indenture changes must be passed by 2/3rds majority vote of all Westbury households prior to being ratified.

We encourage all residents to give input “up front” in the meetings so issues can be discussed before trying to have a neighborhood vote. Thanks to those individuals who have already put in many hours of work on these much needed revisions.

OUTGOING PRESIDENT’S REPORT




I hope you all have had a good winter and are looking forward to spring now. I know I am, and I'm ready to do gardening and be outside and erase this winter weather. I am looking forward to what spring brings like, grass growing, blooming flowers and neighbors out walking. I will miss being a trustee but will keep involved with the trustees. My profuse thanks to you all for the many, many wonderful years I have had. Westbury is a fabulous place to live. - Ellie Kessler

POOL NEWS




Welcome New Pool Trustee - Ann Book! Ann has been a Westbury Resident since 2000. She has 4 children and has been a frequent pool user for many years. There are many opportunities for you to get involved. Help is always needed with things such as planning one of the monthly
family nights, July 4th celebration, or September dog swim. A pool committee is being formed to help maintain the swim team vending machines, plant flowers in May, etc. Our neighborhood pool is such a great asset to Westbury. Get to know your neighbors by participating in aerobics or the swim team or just come hang out. Watch for the pool newsletter in May.
The pool will be open seven days a week, starting Saturday, May 28th. Sign up to use the community center and patio area for a party. Lots of fun days ahead! - Laura Ryterski - Pool Committee Chairperson

SWIM TEAM WAVES




Believe it or not, swim team season is just around the corner...and I can't wait!!! The 2010 season was a HUGE success with the Sharks going undefeated and winning the conference finals! Thank you to everyone who helped make it happen. Our division has been realigned this season and we will be competing against the following five teams: Lake of the Woods, Chesterfield Farms, Woodsmill, Oaks Landing, and Baxter Ridge.

Sign-ups have not yet been scheduled but please watch your e-mails and signage around the subdivision for further details. Any child residing in Westbury Manor is eligible to join the swim team, as well as, grandchildren whose grandparents live in Westbury Manor.

Dual Meets Schedule
All dates fall on Monday, with the exception of July 5th.
June 13th HOME vs. Lake of the Woods
June 20th AWAY vs. Chesterfield Farms
June 27th HOME vs. Woodsmill
July, 5th HOME vs. Oaks Landing
July 11th AWAY vs. Baxter Ridge

Conference Finals - details are still being worked out. I should have more information at the time of sign-ups. The date will most likely be the weekend of July 16-18.

COMMON GROUNDS




Spring is in the air. Greenwood Group will be starting their spring clean up. They'll cut back the perennial grasses and clean out the beds and islands. Mulch will be applied in tandem with a pre-emergent bed weed control. They continue to do a nice job which benefits our community.

The Westbury Nature Trail has had steady activity throughout the winter. We may need volunteers to help reapply mulch as needed. If this is something you are interested in, please contact me. The trail has been a real asset to the community in virtually all seasons. The Fall Festival that was put together by a number of WM families including the Olivers, Kendricks, Kerrs, Ryterskis and Pecks (I hope I didn't miss anybody) was truly amazing! We'll look forward to this becoming an annual event in some form.

The fountain is finally finished. We'll look forward to having the water fall feature turned back on in early May. I am also going to look into adding a feature that could spray straight up and see if we can create some visual interest that way! Unfortunately the sheer descent feature gets somewhat lost as we see it driving by. I look for the plant material to grow and be of greater benefit visually as well.

COMMUNITY CENTER




New locks and a new kitchen faucet have been installed in the Community Center. The faucet was installed to replace one
that was damaged by someone using the community center. Please help be vigilant over the use of the community center.
The damage is something we all have to pay for! We will likely be installing 6 to 8 new windows in the back of the
community center before the pool season. This will allow us to open the windows to the pool area on nice days!

WESTBURY MANOR YAHOO GROUP




The Yahoo group continues to be the center point of communication for the neighborhood. You can post messages, put items on the calendar or post pictures!! You will have to create a Yahoo email and password to gain access to the site. Please ask to join the group and identify yourself, by name or address

ADOPT-A-HIGHWAY PROGRAM
- Volunteers Requested
We have the opportunity to adopt a half-mile stretch of Olive Boulevard that runs along our neighborhood. We would be responsible for cleaning up along the road four times a year. It would certainly improve how our neighborhood looks to those driving by! If you would be willing to help, even once a year, let me know. If we have enough volunteers, we can enroll in the program. Our neighborhood would also get a nice sign showing that we have adopted that stretch of the road. Thanks for your consideration! Contact Ann Book.
BUNKO & LADIES DESSERT NIGHT

We will be holding two more get-togethers before the Summer Break. Please mark your calendars for the 2nd Tuesday of April (12th) & May (10th). We meet at the Westbury Community Center at 7:15 pm. Bring a Dessert to Share. What a great way to visit with neighbors, new and old! Questions? Email Laura Ryterski.
ADOPT AN ENTRANCE

We are looking for one or two families who have holiday spirit! We need someone to take charge of decorating the entrances for July 4th and for Christmas. Westbury will provide the decorations, we just need some helpers to get the job done.
WESTBURY COMMITTEES

Want to get involved and help the Westbury community? The Trustees are looking for committee members to assist with each of the appointed positions such as grounds, pool and community center. If you can help, please contact a trustee or come to the monthly trustee meetings to check out what is involved. More participation is needed to maintain strong leadership. Come Join Us!

MONTHLY MEETING

The monthly Trustee Meetings are normally held on the third Thursday of the month at 7:30 p.m. at the Community Center. All Westbury Manor residents are welcome to attend, but it is a good idea to call one of the trustees before the meeting, as meetings are sometimes rescheduled. If you have something you want mentioned and can’t make it to the meeting, please contact one of the trustees.

The Westbury Manor Trustees are elected to a two year term.  WM Trustees are not paid for any of their services to the community, so please be considerate about their time!!
